We not only look for structural issues, but many cosmetic and "fit and finish" items that are often overlooked as the home nears completion.

Skyline Home Inspection will be your outside, objective set of eyes. Not only will the home be thoroughly inspected and the comprehensive, narrative report provided, we also create a "punch list" of items that you may wish to have corrected prior to closing. These items will be detailed in your report; however, the punch list gives a summarized listing of major, and minor, items.  What Will I Learn From a Home Inspection?

You’ll learn what is really going on in this house. Many times when someone chooses to put an offer on a house, the decision is based on location, price and how attractive or functional the house is. It’s been said that the decision to purchase a home is made within the first 30 seconds, and that many buyers put less time into choosing a house than into choosing a video to watch. It’s lots of fun to imagine where your furniture will go, but not so much to imagine flooding or roof repairs.

Your Skyline Home Inspector will let you know:

  • what types of systems and components exist in your new home
  • what is the condition of the systems and major components of the home
  • how the systems and structural components function
  • how to maintain the home to improve the efficiency and value
  • any defects or problems observable to the Inspector
  • potential defects or problems that may occur in the future based on current observations and the experience of the Inspector
  • suggestions for improvements or repairs

 What Will Happen at a Home Inspection—What Can I Expect?

Your Skyline Home Inspector will meet you or your designated agent, on time, at the property. The Inspector will conduct a visual examination of all of the major elements of the home including:

  • roof
  • attic
  • walls
  • ceilings
  • floors
  • windows
  • doors
  • foundation
  • basement
  • heating & cooling systems
  • interior plumbing
  • electrical systems
  • visible structures
  • exterior elements
You can expect objective commentary about the home, and will be free to ask questions or address concerns. The Inspector will provide you with a complete written report summarizing the condition of the property, along with additional commentary about specific concerns or issues.

 How Long Will It Take?


As long as is needed in order to conduct a thorough inspection. Most inspections take a minimum of two hours, averaging about three hours. The length of the inspection depends on many factors including the age of the home, the condition and size of the home.

 

 

 When Do I Get a Report?

Comprehensive inspection reports are available within 24-48 hours by email, usually sooner, followed by a professionally bound report. Printed reports will either be mailed or hand delivered. Your emailed report can be sent to you, an attorney or realtor, or other designee.
